Construction is underway on Basecamp, the $10 million amenity hub at Saddleback. It is a 5,300-acre master-planned community in north Peoria. Basecamp opens in summer 2027 and anchors a $1 billion development. At full build, Saddleback adds roughly 6,500 homes and 2 million square feet of commercial space to the West Valley.
Your timeline if you buy here today
If you close on a home in Saltbrush village this fall, you live there for up to a year before Basecamp opens. You are paying $400,000 to more than $800,000. Part of that price rests on the promise of a resort-style amenity hub. The developer’s own milestone page says timelines are subject to change.
That gap is real, but it is not unusual for a community this early in its buildout. What is unusual is the scale of growth hitting this corridor at once. NorthPark, a 6,355-acre project led by PulteGroup, is rising nearby. Halo Vista, a 2,300-acre development near the TSMC Arizona campus, broke ground in March 2026. Roads, water infrastructure, and school capacity will feel that pressure. No formal resident opposition has been reported.
Saddleback plans a future road connection to SR-74. That will shorten drives to Lake Pleasant for the whole region. Until that road is done, Vistancia Boulevard carries the load.
What Basecamp includes and who designed it
Basecamp is a 16-acre social and recreational hub. Collaborative Design Studio handled the architecture. RVi handled landscape architecture. Primak Construction Group is the general contractor. The $10 million project broke ground this year and targets summer 2027.
Amenities include a resort-style pool, a splash pad, and a 10,000-square-foot event lawn. There is also a quarter-mile bike pump track, a bike barn and outfitter, a climbing boulder, and a 200-step fitness challenge. Collaborative Design Studio built the clubhouse into the hillside. Large indoor-outdoor spaces look out over sweeping views. At the top of two nature trails, shade structures provide gathering spots.
Who builds at Saddleback — all five builders and their prices
No single source online has put all five builders in one place with pricing. Here is the full picture.
Taylor Morrison opened model homes in the Saltbrush village. Homes run from 1,575 to 3,877 square feet. Prices go from the mid-$400,000s to the mid-$600,000s. Taylor Morrison paid $26.05 million for 293 lots.
Lennar bought 289 lots for $27.81 million in the same first wave. Together, Lennar and Taylor Morrison paid $54 million for roughly 580 lots before a single home sold.
David Weekley Homes is building two sections. Copper Ridge at Saddleback has 129 home sites priced from the low $700,000s. Five floor plans range from about 2,070 to 2,510 square feet on 50-foot homesites. Trailmark at Saddleback has 61 home sites priced from the mid-$800,000s. Seven floor plans run from about 2,530 to 3,515 square feet, with RV garage options on 70-foot homesites. David Weekley’s model home groundbreaking was announced August 10, 2026.
Toll Brothers plans to open sales in late 2026. Homes start from the low $800,000s and range from 2,493 to over 3,500 square feet.
Camelot Homes is building a 19-lot gated enclave in the Long Canyon Reserve village. It sits farther north and higher up the mountain than Saltbrush. Lots are 80 feet wide. This is Camelot’s first community in the northwest Valley. Homes are expected in 2027.

The land deal behind Saddleback
Austin-based Castle Hill Partners bought the 5,261-acre site in March 2022. The price was $106.58 million. The seller was Vandon Partners LLC, a partnership between Diamond Ventures and VT LandGroup. At full buildout, Saddleback is entitled for about 6,500 homes, a resort, and up to 2 million square feet of commercial space. The site sits about 40 miles northwest of downtown Phoenix and five miles from Lake Pleasant.
How Saddleback compares to NorthPark and Halo Vista
Three big master-planned communities are taking shape in the same corridor at the same time.
Saddleback covers 5,300 acres and is entitled for about 6,500 homes. NorthPark covers 6,355 acres and plans for 19,247 homes, with PulteGroup as lead developer. TSMC is also inside NorthPark, planning a 900-acre innovation core. Halo Vista covers 2,300 acres near the existing TSMC Arizona campus. It broke ground in March 2026 and targets about 9,000 residential units and nearly 30 million square feet of mixed-use space.
Saddleback is the only one of the three currently selling homes. It is the only one with a named amenity hub under construction and a firm opening date. For buyers who want to move in before 2028, it is the most immediate option in this corridor.

Why this location works for northwest Phoenix workers
Saddleback sits at the northern end of Vistancia Boulevard. A future SR-74 connection will cut travel time to Lake Pleasant. It will also help commuters heading east toward major job sites. TSMC Arizona, BNSF Industrial Park, and the forthcoming Amkor Technology facility are all nearby. For workers relocating to northwest Phoenix for those jobs, Saddleback prices — mid-$400,000s to low $800,000s — beat comparable desert-lifestyle communities in Scottsdale.
Sixty miles of trails and thousands of protected saguaros
Saddleback includes more than 60 miles of trails. A 13-mile Saddleback Trail links desert summits. The community preserves more than 2,500 acres of open space. Thousands of saguaro cacti are being preserved and replanted. Camelot Homes Managing Director and Co-owner Julie Hancock said that commitment drove the builder’s decision to buy lots here. She cited the saguaros and the 2,500-plus acres of preserved desert by name.

When Basecamp opens — and what to watch next
Here are the key dates in order. First residents close on homes in fall 2026. Basecamp opens in summer 2027. Toll Brothers plans to open sales in late 2026. Camelot Homes and David Weekley’s Trailmark section both target 2027. The SR-74 connection has no confirmed date.
Peoria Chamber of Commerce president Rhonda Carlson called Saddleback “another testament” to West Valley growth at the Basecamp groundbreaking. Whether that growth strains local roads and schools depends largely on how fast NorthPark and Halo Vista accelerate beside it. Those are the numbers worth watching alongside Basecamp’s opening date.
