1. SPONSOR
The Fall Into Your Home VIP Sweepstakes (the “Sweepstakes”) is sponsored by Aaron Dotterer PLLC, doing business as Dott Real Estate Group, a team with Real Broker, LLC, 2162 E Williams Field Rd, Suite 111, Gilbert, AZ 85295 (“Sponsor”). Aaron Dotterer is a licensed Arizona real estate salesperson, AZ License No. SA669591000, with Real Broker, LLC, Designated Broker: Courtney Yant, AZ License No. BR633471000.
The Sweepstakes is not sponsored, endorsed, administered by, or associated with Real Broker, LLC’s corporate entity, Instagram, TikTok, Facebook, YouTube, Meta Platforms, Inc., or any other social media platform. Any questions, comments, or complaints regarding the Sweepstakes must be directed to Sponsor, not to any platform. By entering, each entrant fully releases Meta Platforms, Inc., Instagram, Facebook, TikTok, and YouTube from any and all liability in connection with this Sweepstakes, and acknowledges that the Sweepstakes is in no way sponsored, endorsed, administered by, or associated with them.
2. PROMOTION PERIOD
The Sweepstakes consists of recurring monthly Entry Periods, each followed by a Drawing. The first Entry Period begins at 12:00:00 a.m. Arizona Time (MST, UTC−7) on October 7, 2026 and ends at 11:59:59 p.m. Arizona Time on October 20, 2026 (the “Entry Period”). The Drawing for that Entry Period will be held on or about October 21, 2026.
Sponsor intends to run subsequent monthly Entry Periods. The open date, close date, and drawing date for each subsequent Entry Period will be posted at vip.insidethevalley.com at least seven (7) days before that Entry Period opens, and these Official Rules will govern each Entry Period unless Sponsor posts amended rules before that Entry Period opens. Sponsor’s servers are the official timekeeping device for the Sweepstakes.
3. ELIGIBILITY
The Sweepstakes is open only to natural persons who, at the time of entry:
(a) are legal residents of the United States, excluding residents of New York and Florida; (b) are at least eighteen (18) years of age; (c) have a genuine interest in purchasing a residential property located in Maricopa County or Pinal County, Arizona; and (d) are not currently party to an exclusive buyer representation agreement with a real estate brokerage other than Real Broker, LLC.
Residents of New York and Florida are not eligible to enter, and entries from residents of those states are void.
The following persons are NOT eligible: employees, contractors, officers, and agents of Sponsor; licensed real estate agents, brokers, and their immediate family members; employees of Real Broker, LLC’s corporate offices; and the immediate family members (spouse, parent, child, sibling, and their respective spouses) and household members of any of the foregoing, whether or not related.
4. HOW TO ENTER
Method 1 — Online Entry. During the Entry Period, visit vip.insidethevalley.com, complete the entry questionnaire in full, provide your first and last name, mobile phone number, and email address, and submit the form. The questionnaire consists of a home-type selection, six (6) multiple-choice questions, and one (1) short written response. All fields are required.
Online entry requires that you check a box consenting to receive text messages and emails from Sponsor. Consent to receive marketing communications is not a condition of purchase and does not increase your chances of winning. If you do not wish to provide this consent, you may enter using Method 2 below.
Method 2 — Mail-In Entry (Alternate Method of Entry). To enter without providing marketing consent, hand-print on a 3″ × 5″ card your first and last name, mailing address, mobile phone number, email address, date of birth, the county in Arizona where you intend to purchase, whether you are interested in a resale home, a custom-built new home, or a move-in-ready new-construction home, (optional) the email address of the person who referred you, and the statement “I want to enter the Fall Into Your Home VIP Sweepstakes,” and mail it in a hand-addressed, stamped envelope to:

Mail-in entries must be postmarked during the Entry Period and received no later than three (3) business days after the Entry Period closes to be included in that Entry Period’s Drawing. Mechanically reproduced, illegible, incomplete, or late entries are void. Mail-in entries will be entered into the Drawing on the same basis as online entries. Mail-in entrants who wish to be considered for the VIP Award Program (Section 8) may also include written answers to the questionnaire questions as published at insidethevalley.com/vip_rules.
Limit: one (1) entry per person per Entry Period, regardless of method, plus any bonus entries earned under Section 5. Entries are matched by email address and mobile phone number. If more than one entry is received from the same person during an Entry Period, only the first entry received will be counted; subsequent entries will be disregarded. Entries submitted by any automated means, or on behalf of another person, are void. Sponsor reserves the right to disqualify any person who tampers with the entry process.
Entries become the property of Sponsor and will not be returned. By entering, you agree that the information you provide is true and accurate.
5. BONUS ENTRIES AND REFERRALS
Strategy Session bonus. Any eligible entrant who books a Strategy Session with Sponsor earns five (5) bonus entries in the Platinum Prize drawing, whether or not the entrant’s results screen offered one. A Strategy Session may be booked from the entry results screen or by calling Sponsor at 602-932-7055 during the Entry Period. A Strategy Session requires no purchase, payment, or obligation of any kind.
Mail-in bonus. Each eligible mail-in entry (Section 4, Method 2) automatically receives five (5) bonus entries in the Platinum Prize drawing, equivalent to the Strategy Session bonus. No Strategy Session or booking is required.
Referral bonus. An entrant may share a personal referral link generated on the entry confirmation screen. When another person enters through that link, Sponsor records the referring entrant’s email address on the referred entry for Sponsor’s internal attribution purposes. The referring entrant earns three (3) bonus entries in the Platinum Prize drawing for each referred person who submits an eligible entry through that link. A mail-in entrant may hand-print on the entry card the email address of the person who referred them; that person earns three (3) bonus entries exactly as for a referral made through the link. The referred person must independently meet all eligibility requirements.
Bonus entries are entered into the Platinum Prize drawing in addition to the entrant’s own entry. Bonus entries do not affect VIP Award selection.
6. PLATINUM PRIZE, WINNER SELECTION, AND ODDS
Drawing. One (1) potential winner will be selected in a random drawing from among all eligible entries received during the Entry Period. The drawing will be conducted by Sponsor or its designee on or about the drawing date, and may be broadcast live on Sponsor’s social media channels. Odds of winning depend on the total number of eligible entries, including bonus entries, received during the Entry Period.
Prize. The Platinum Prize consists of the Fall Into Your Home VIP Program corresponding to the home type the winner selected at entry, plus the Platinum enhancements, as follows:

The Approximate Retail Value (“ARV”) of the Platinum Prize is $6,894 (resale), $8,341 (custom build), or $8,335 (move-in-ready new construction), consisting of the program value plus the $500 moving-service credit. The enhanced Shield is a conditional guarantee, not a cash benefit, and is not included in ARV.
Nature of the Prize. The Platinum Prize is a package of real estate buyer services, third-party services paid for by Sponsor, and informational deliverables, described in Exhibit A. The winner is under no obligation to purchase a home, to engage Sponsor as their real estate agent, or to enter into any agreement in order to claim the prize. Prize components that are inherently tied to a real estate transaction (including but not limited to home inspection, appraisal, home warranty, and the moving-service credit) will be delivered if and when the winner purchases a residential property in Maricopa or Pinal County, Arizona, with Sponsor acting as the winner’s agent, within twelve (12) months of the drawing date. Informational and advisory prize components will be delivered within thirty (30) days of winner verification regardless of whether a transaction occurs.
No substitution or transfer. The prize is non-transferable and may not be substituted, assigned, or redeemed for cash, except that Sponsor reserves the right to substitute a prize of equal or greater value if the stated prize becomes unavailable. The prize may be claimed only by the verified winner. No more than the stated number of prizes will be awarded.
Winner Notification and Verification. The potential winner will be notified by telephone, text message, and/or email at the contact information provided at entry within forty-eight (48) hours of the drawing. The potential winner must respond and confirm acceptance within five (5) days of the first notification attempt. The potential winner will be required to sign and return an Affidavit of Eligibility, Liability Release, and (where lawful) Publicity Release within seven (7) days of receipt. If a potential winner cannot be reached, does not respond within the time stated, declines the prize, is found ineligible, or fails to return the required documents, the prize will be forfeited and an alternate potential winner will be selected by random drawing from the remaining eligible entries. Sponsor will make up to three (3) alternate selections, after which the prize will go unawarded.
Taxes. All federal, state, and local taxes on the prize, and any expenses not expressly stated as part of the prize, are the sole responsibility of the winner. Sponsor will issue an IRS Form 1099-MISC to any winner receiving prizes valued at $600 or more in a calendar year.
7. PUBLICITY
Except where prohibited by law, acceptance of the Platinum Prize constitutes the winner’s consent to Sponsor’s use of the winner’s first name, last initial, city of residence, voice, likeness, and prize information for advertising, promotional, and publicity purposes in any media, worldwide, without further compensation, notice, or approval. This includes announcement of the winner during a live or recorded broadcast on Sponsor’s social media channels.
8. THE VIP AWARD PROGRAM (NOT PART OF THE SWEEPSTAKES)
Separately from the Sweepstakes, Sponsor operates a VIP Award Program under which Sponsor may, in its sole discretion, invite entrants to receive the Phoenix Home Lockdown System or Phoenix Home Blueprint System (without Platinum enhancements) at no charge, subject to the terms of a separate written program agreement.
VIP Award recipients are selected by Sponsor’s review of the entrant’s questionnaire responses against Sponsor’s internal program eligibility criteria, which include the entrant’s stated purchase timeline, budget range, stage in the home search, motivation, decision-maker readiness, financial readiness, and written response. Selection is not random, is not a prize, and is not part of the Sweepstakes. The number of VIP Award recipients in any Entry Period is determined solely by Sponsor and is not published. Sponsor may select zero recipients in any Entry Period. Being selected as a VIP Award recipient does not affect an entrant’s chance of winning the Platinum Prize, and winning the Platinum Prize does not affect VIP Award selection.
Eligibility criteria for the VIP Award Program do not consider, and Sponsor does not ask about, race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected under the federal Fair Housing Act or Arizona law.
Participation in the VIP Award Program is voluntary. A selected entrant may decline. Program terms, including any exclusive buyer representation agreement and activation requirements, are set forth in the program agreement presented to the recipient and are not part of these Official Rules.
9. TEXT MESSAGE AND EMAIL COMMUNICATIONS
By checking the consent box on the online entry form, you agree to receive text messages and emails from Sponsor at the phone number and email address provided, including messages sent using automated technology, regarding your entry, the drawing results, the VIP Award Program, and Phoenix-area real estate information and offers. Message frequency varies. Message and data rates may apply. Reply STOP to any text message to opt out; reply HELP for help. Consent is not a condition of purchase. Opting out of text messages does not withdraw your Sweepstakes entry.
10. PRIVACY
Information collected from entrants is subject to Sponsor’s Privacy Policy, available at https://insidethevalley.com/vip_privacy. Sponsor will not sell entrants’ personal information to third parties. Sponsor may share entrant information with service providers who assist in administering the Sweepstakes and the VIP Award Program (including customer-relationship, messaging, and data-storage vendors) and, for VIP Award recipients who elect to proceed, with mortgage lenders, inspectors, and other transaction service providers at the recipient’s direction.
11. GENERAL CONDITIONS
By entering, you agree to be bound by these Official Rules and by the decisions of Sponsor, which are final and binding in all matters relating to the Sweepstakes.
Sponsor reserves the right, in its sole discretion, to cancel, suspend, or modify the Sweepstakes, or any Entry Period, if fraud, technical failure, or any other factor beyond Sponsor’s reasonable control impairs the integrity or proper functioning of the Sweepstakes. In such event, Sponsor will select the winner from among all eligible entries received before the action was taken.
Sponsor is not responsible for lost, late, incomplete, misdirected, garbled, or undeliverable entries or notifications; for any technical malfunction, human error, or failure of any telephone network, computer system, server, or software; for any injury or damage to any person’s computer or mobile device related to participation; or for any typographical or other error in these Official Rules, in any advertising, or in the administration of the Sweepstakes.
Any attempt by any person to deliberately undermine the legitimate operation of the Sweepstakes may be a violation of criminal and civil law, and Sponsor reserves the right to seek damages from any such person to the fullest extent permitted by law.
If any provision of these Official Rules is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.
12. RELEASE AND LIMITATION OF LIABILITY
By entering, each entrant releases and holds harmless Sponsor, Real Broker, LLC, and their respective officers, directors, employees, agents, and service providers (the “Released Parties”) from any claim or cause of action arising out of participation in the Sweepstakes or receipt, use, or misuse of any prize, including but not limited to personal injury, death, property damage, and claims based on publicity rights, defamation, or invasion of privacy. The Released Parties make no warranty, express or implied, regarding any prize.
Nothing in these Official Rules limits any warranty, guarantee, or obligation Sponsor separately extends in writing under a program agreement.
13. DISPUTES AND GOVERNING LAW
These Official Rules and any dispute arising from the Sweepstakes are governed by the laws of the State of Arizona, without regard to its conflict-of-laws principles. Any dispute that cannot be resolved informally shall be brought exclusively in the state or federal courts located in Maricopa County, Arizona, and each entrant consents to the personal jurisdiction of those courts. Each entrant agrees that any claim will be resolved individually and not as part of any class or representative action, and that any claim for damages is limited to actual out-of-pocket costs incurred, with no recovery of attorneys’ fees, punitive, incidental, or consequential damages.

Requests must be received within sixty (60) days after the applicable drawing date. The winner’s first name, last initial, and city will also be announced on Sponsor’s social media channels.

A-4. Platinum Enhancements (all tracks)
Enhanced Overpay Shield / Base Price Shield, $10,000 cap: If, as a result of Sponsor’s guidance, the winner pays a net-effective price above fair market value (resale) or above the builder’s base price with applicable incentives (new construction), Sponsor will reduce its commission dollar-for-dollar by the overpayment amount, up to $10,000. Terms and determination method as set forth in the program guarantee document.
Professional Moving-Service Credit, $500: A credit of up to $500 toward a licensed moving service of the winner’s choice, payable by Sponsor upon presentation of an invoice, within sixty (60) days of the winner’s closing on a residential property in Maricopa or Pinal County, Arizona.
A-5. What the prize does not include. The prize does not include any real property, down payment, closing costs, lender fees, earnest money, or any payment to the winner other than as stated in A-4.
