Hotel Six Four, Mayo Blvd is breaking ground in North Phoenix. Plaza Companies and Fayth Hospitality are building the 257-room dual-brand Hilton at the southeast corner of 64th Street and Mayo Boulevard. The six-story building sits on land once owned by K. Hovnanian. It is less than one mile from Mayo Clinic’s Phoenix campus and includes a publicly accessible restaurant and bar.
If you live or work near 64th and Mayo, this corner is about to change
This is not a hotel tucked behind a highway interchange. It is going up on one of North Phoenix’s fastest-growing intersections, and the ripple effects are real.
Families who drive from out of state to stay near a loved one at Mayo Clinic or Brooks Rehabilitation Hospital currently scramble for options. A hotel a short walk away changes that. The first-floor restaurant and bar is open to the whole neighborhood. It is not a private hotel perk. Residents and workers at 64th and Mayo will have a new sit-down dining option right at this intersection.
The Phoenix City Council did not just approve this hotel. It also greenlit higher residential density on adjacent land. That opens the door to apartments, condos, and attached townhouses nearby. More residents mean more foot traffic and continued upward pressure on property values. If you own a home close to this intersection, the trend line is already moving — and it is not finished.
Construction also brings jobs, and the finished hotel will add permanent hospitality positions to the local economy.
What Hotel Six Four, Mayo Blvd actually is — and why the name matters
The name is straightforward: the hotel sits at 64th Street and Mayo Boulevard. Plaza Companies is based in Peoria, Arizona. Fayth Hospitality is based in Dallas. Together they are building a single six-story structure that carries two separate Hilton brands under one roof.
The Tapestry Collection by Hilton side offers a boutique lifestyle experience — distinctive design, a sense of place, shorter stays. The Homewood Suites by Hilton side is built for extended stays. It comes with full kitchens, suited to a healthcare traveler who may be in town for weeks. Both brands share the same pool, gym, and meeting space.
The total count is 257 rooms across both brands.

The site: an 8.15-acre parcel at the heart of Phoenix’s healthcare corridor
The hotel sits on an 8.15-acre parcel at the southeast corner of 64th Street and Mayo Boulevard. Plaza Companies and Fayth Hospitality acquired it from K. Hovnanian — a homebuilder — which explains why this plot was undeveloped. The land shifted from a residential pipeline to a mixed-use anchor.

Four major institutions sit within one mile of the front door. They are Mayo Clinic’s Phoenix campus, Brooks Rehabilitation Hospital, ASU’s Health Futures Center, and the developing Discovery Oasis biotechnology campus. That cluster is why Sharon Harper, Chairman and CEO of Plaza Companies, framed the hotel in community terms. “It will provide a place to stay,” she said. “But it will also become an amenity for Mayo Clinic, Brooks Rehabilitation, the area’s businesses and the growing residential community.”
New luxury condominiums, townhomes, and Class-A multifamily housing are already bringing more residents to the area. The hotel anchors what is becoming a live-work-play destination at this intersection.
The restaurant and bar: a neighborhood spot, not just a hotel perk
The first floor will include a signature restaurant and bar. It offers indoor seating, outdoor seating, and a private dining room. It is open to both hotel guests and the surrounding community. That makes it a genuine addition to the neighborhood dining scene at 64th and Mayo — not something locked behind a room key.
The hotel will also have a pool, a gym, and meeting space.
What the Phoenix City Council approved — and the density play next door
On April 8, the Phoenix City Council approved the zoning changes and a planned-unit-development amendment the project needed. That vote cleared the hotel to move forward.
The council also approved measures to allow more density on adjacent land. That land could be developed into apartments, condos, or attached townhouses. The hotel is the anchor of a broader rezoning — not a standalone project dropped into an otherwise unchanged block.
Mayor Kate Gallego said the project is “a great example of the private investment helping transform this part of our city into a dynamic destination for visitors, businesses and residents.”
The developers’ track record: Plaza and Fayth have done this before in Phoenix
This is not the first time Plaza Companies and Fayth Hospitality have built a dual-brand Hilton together in Phoenix. The two firms previously partnered on the Tru by Hilton and Home2 Suites by Hilton at Park Central. That project used the same format: two brands, one building, one address. Hotel Six Four, Mayo Blvd follows the same playbook on a larger scale.
Groundbreaking underway — what comes next for the 64th and Mayo corridor
The groundbreaking has begun. No opening date has been confirmed in published sources. The broader transformation of this corridor is not waiting on the hotel alone. The City Council has already unlocked higher-density residential on adjacent land. New condominiums, townhomes, and multifamily housing are underway nearby.
The healthcare cluster — Mayo Clinic, Brooks Rehabilitation, ASU’s Health Futures Center, and Discovery Oasis — keeps growing. Anyone who owns property near 64th and Mayo, or visits the corridor for medical care or work, will see this area look very different in the coming years.
